Rental Agreement

This Rental Agreement ("Agreement") is made and entered into by and between the Owner, Regina Lombardo, hereinafter referred to as "Owner," and the Guest(s), hereinafter referred to as "Guest."

1. Property

The property subject to this Agreement is the guest house known as Dolce Far Niente, located at the address above.

2. Rental Term

Check-in: Anytime after 10:00 AM
Check-out: Anytime before 5:00 PM
Maximum Occupancy: [Insert Number]

3. Rental Rate and Payment

Total Rent: Subject to change
To confirm reservation, a 50% deposit is required.
Payment Methods Accepted: Checks or Venmo

4. Pet Policy

Dolce Far Niente is a pet-friendly property. Pets are encouraged and welcomed, but please be good pet owners. Guests are responsible for cleaning up after their pets. Any damage caused by pets, including but not limited to scratches, stains, or chewing, will be deducted from the security deposit or billed separately if costs exceed the deposit.

5. Damage and Liability

Guests agree to maintain the property in good condition and will be held responsible for any damage beyond normal wear and tear. Any damage to furniture, appliances, fixtures, or the structure of the property must be reported immediately. The Owner reserves the right to deduct repair or replacement costs from the security deposit or seek reimbursement if damages exceed the deposit amount.

6. Use of Property

The property shall be used for residential vacation purposes only. No parties or events are allowed without prior written consent. Smoking is not permitted inside the guest house.

7. Indemnification

Guests agree to indemnify and hold harmless the Owner from any liability, loss, or damage arising from the use of the property, including injuries to persons or pets.

8. Termination

Violation of any terms of this Agreement may result in immediate termination of the rental without refund.

9. Governing Law

This Agreement shall be governed by the laws of the State of Maine.
